Henderson Land Development, one of Hong Kong’s leading property developers, continues to play a pivotal role in redefining the city’s skyline and urban landscape. Founded in 1976 by Dr. Lee Shau Kee and listed on the Hong Kong Stock Exchange since 1981, the company has built a reputation for delivering high-quality residential and commercial projects, including city landmarks such as The Henderson and the International Finance Centre complex. With around 10,000 full-time employees and a vast land bank in both Hong Kong and mainland China, Henderson Land stands as one of the largest business entities in the region.
A testament to its ongoing influence is the ambitious New Central Harbourfront development, a mixed-use project set to transform Hong Kong’s waterfront. The project, spanning over 516,000 square feet, will be developed in two phases. The first phase, due for completion in 2027, will offer approximately 270,000 square feet of office space, 340,000 square feet of retail, dining, and entertainment venues, and about 900 parking spaces. The second phase, expected by 2032, will further expand office and retail capacity and include an underground connection to the Central MTR Station. Notably, the development will feature over 300,000 square feet of urban parkland, providing 24-hour public access and reconnecting Central with the waterfront promenade.
The project recently made headlines with one of the largest leasing transactions in decades in Hong Kong’s central business district. Quantitative trading firm Jane Street Asia has signed on as the anchor tenant, securing a 223,437 square foot space across six floors in the New Central Harbourfront development. The lease, set at HK$137 per square foot per month, will commence in 2028 for five years, with an option to renew. This deal, representing 70 percent of the office and ancillary space in the first phase, is seen as a significant boost for Hong Kong’s office property market, which has faced challenges from sluggish demand and increased supply.
Henderson Land’s vision extends beyond property development; it aims to foster community engagement, sustainability, and innovative urban experiences. The New Central Harbourfront project will not only provide state-of-the-art office and retail spaces but also cultural, leisure, and recreational amenities, including a six-story aquarium and the reinstatement of the Star Ferry Clock Tower. Through such initiatives, Henderson Land reaffirms its commitment to shaping Hong Kong’s future as a vibrant, international metropolis.
